If Affleck wants the job, it is his. The only realistic choices are Hamm or Affleck. They will almost definitely cast an American actor in the role, mark my words.
I really don't like the sound of casting an older Batman, that completely sounds like the movie will end up being based off the Dark Knight Returns graphic novel. It will take massive plot machinations to pair up this version of Superman with the Batman from DKR.

It'll be Brolin. Affleck ain't gruff or tough enough for Batman.
Then again, I just read that Ryan Gosling is a frontrunner.

Six actors have reportedly made the early list of contenders for the role of Bruce Wayne/Batman in the upcoming "Man of Steel" sequel at Warner Bros. Pictures.
The short list at this stage is Josh Brolin, Ryan Gosling, Joe Manganiello, Richard Armitage, Max Martini and Matthew Goode. All are aged in their thirties or forties, confirming reports the character in the film will be established and rugged (no original story) so will skew older than Bale's version in the first two "Dark Knight" films.
The studio is reportedly most keen on Brolin, but as the script isn't yet written there's still a LONG way to go before any serious casting announcements are made. Sources claim director Zack Snyder is only just beginning to look at actors at this point.

I'm not familiar with any of his work but Joe Manganiello looks the part an could pull in the female crowd.
Armitage and Goode are too pretty for a grisled Bats. The latter looking more suited for a Young Justice or CW superhero role.
Max Martini was great in the Unit and could probably pull off both roles.

I'd rather see Gosling as Flash. Would he dye his hair or will both Bats and Lois be going light for the MoS-verse?

If those ARE the finalists, I'd take Brolin over any of the others.

Matthew Goode was Ozymandias, right? I bet Snyder gives him the job.
I know I'm alone in this but I find Ryan Gosling overrated.
Josh Brolin is the best person in that list.
Richard Armitage is an excellent choice as well.
I never heard of Max Martini (and am disappointed that someone with that name isn't a porn star). I don't like his look. At least not for Bruce Wayne.
Joe Manganiello definitely looks the part but the only things I know him from are Spider-Man (weak performance but I believe it was his first acting gig), a few cameos in Scrubs, and Magic Mike. And I don't even remember him being in Magic Mike.

He also played "Mac" on the CBS show The Unit. He's more of a B or C list actor.

I'd actually like to see Jeffery Dean Morgan as the older Batman but that's just me nitpicking. I know he's not on the list.

^ He'd be awesome.
I think we're just lucky they're not trying to cast young for Batman. I was afraid they'd come up with a list of kids in their early 20's.

Which means he'd be around 6'9" with the ears.

i love Max Martini, but he's not right. Neither is Alciede. Hamm seems right. I wonder if instead of a batbelt, he'll just use his massive penis to take out villains.

Another cat that would rock it as an older-ish gruff type Batman would be Sullivan Stapleton. I only know of his work from Cinemax's "Strike Back" show, which is a great fucking series and he kicks major ass and bangs tons of women. He's the lead in the 300 sequel, as well. Granted, he's not on the list but that's another of my wishful thinking choices.

I'd still love Hamm as our new Bruce/Batman but I could see Brolin playing him as well. He's got the look I think to pull it off and is a decent actor.
